Real Estate

Buying, selling and condos

Why do I need a lawyer for real estate transactions?

A lawyer reviews your agreement of purchase and sale so the transaction goes smoothly, makes sure you receive your home free of title defects, and registers your property and any mortgage with the Land Registry Office.

What is title insurance?

Title insurance is a one-time premium that covers many title-related issues, including fraud, errors and omissions, claims of ownership and forgery, and unpaid property taxes and common element fees.

If condos already have their own insurance, do I need additional liability insurance?

In an incident such as flooding, damage to the common elements or neighbouring units can be your responsibility to repair, so it is highly recommended to get your own liability insurance for your unit.

Why do I need a status certificate review?

A lawyer reviews the condominium’s status certificate to confirm the unit, locker and storage match your agreement of purchase and sale, and to identify issues that could increase your condo fees, such as pending or ongoing legal disputes. What to check in a status certificate

Is a status certificate review part of the legal fee?

If you complete your purchase with Wannes Law, the status certificate review is complimentary. If you don’t continue with the purchase, the review is $250 + HST.

Can I sign my documents remotely?

Yes. We can review the documents with you by video while you sign on paper. The originals are then couriered to our office for our signature.

Immigration

Immigrating to Canada

What is the first step to immigrate to Canada? What is a profile analysis?

We recommend a profile analysis. The lawyer explores which immigration pathways suit you, assesses your profile and recommends how to strengthen it. Once you receive the report, you get a complimentary 30-minute consultation to discuss next steps. Choosing the right program first helps you avoid applications refused for ineligibility.

Do I need refugee status from the UN?

If you are applying as a refugee through a Group of Five, UN refugee status is required. If you apply through a Sponsorship Agreement Holder (SAH), it is not.

What documents do I need for an immigration or refugee application?

We provide a detailed list of the documents required for the specific program you are applying for. Book a call for more information.

Do I need proof of funds for a visitor visa?

Yes. We recommend providing six months of banking transactions and any proof of assets. The aim is to show the visa officer that you can support yourself during the visit and have responsibilities at home that require your return.
