Vaughan at a glance
North of Steeles, in York Region
Steeles Avenue is the line between Toronto and Vaughan, and it changes more than the address: your land transfer tax, the court that handles an estate, and the local rules.

Buying
A Vaughan purchase pays Ontario’s land transfer tax only, about $9,475 on a $650,000 condo (as of 2026); south of Steeles the same price costs about twice that. Around the subway terminus near Highway 7 and Jane Street, much of the housing is sold before it is built. For a new condo, Tarion explains the 10-day cancellation period and the occupancy stage before final closing. Our Vaughan real estate page goes through both.
Estates
When a Vaughan resident dies, the probate application goes to the Superior Court of Justice for York Region at the Newmarket courthouse, and can be filed by email. Where the family home passes to several children, deciding who keeps it is often the hardest part. Probate for Vaughan estates

Working with us
Working with us from Vaughan
Our only office is at 3319 Sheppard Ave E, Suite 103, Toronto. Here is what can stay remote and what has to be done in person.

Remote
- The free 15-minute discovery call, by phone at a time you pick
- The online quote: about two minutes, with the legal fee for a purchase, sale or refinance before you retain us
- A builder’s agreement sent by email and reviewed in writing, with a call to go through it
- Closing documents reviewed by video while you sign on paper, originals couriered back
- Immigration and LMIA consultations by phone, in English, Armenian or Arabic
In person
- Wills and powers of attorney, signed at the office with two witnesses; a home visit in Vaughan is $500 + HST where a medical or mobility reason makes coming in difficult
- Notarized signatures and certified copies, as Ontario requires the notary to be physically present
- Affidavits, unless the organization receiving them accepts commissioning by video
Bring government-issued photo ID to any signing. Send a new condo agreement the day you sign it, so the review fits inside your 10 days.
Testimonials
A Vaughan client’s first home
Rosalie provided thorough and expert service on our home purchase. She was always responsive and ensuring our best interests were met. She responded to all questions thoroughly and did extra research on a particular feature of our property which we weren't familiar with. I found her rates reasonable, especially considering the high level of service we received. She made the process of buying our first home simple and easier to understand. I would definitely use her for another real estate transaction and will be recommending her to friends and family.
