North York at a glance
Toronto’s rules, at North York prices
North York has been part of the City of Toronto since amalgamation in 1998, so its homes and estates follow Toronto’s rules, and at North York prices those rules add up.

Buying a home
A purchase pays Ontario’s land transfer tax and the City’s municipal land transfer tax, with the same brackets up to $3,000,000: about $72,950 in total on a $2,000,000 home (as of 2026). Above $3,000,000 Toronto charges graduated luxury rates, published on the City’s MLTT rates page. North of Steeles, in Vaughan or Markham, only the provincial tax applies. Worked examples, the non-resident and Vacant Home taxes, and Toronto’s multiplex permissions for bungalow lots are on our North York real estate page.
Estates
For many North York families the house is the largest asset, and estate administration tax is charged on the value of the estate, house included: about $23,250 on a $1,600,000 estate (as of 2026). Probate goes to the Superior Court of Justice in Toronto and can be filed by email.
