Lawyer serving Mississauga: real estate, wills, probate and immigration

Our office is in Toronto, on the other side of Toronto, so Mississauga clients usually work with us entirely by phone, email and video, signing on paper and couriering the originals back.

Working with us

A lawyer on the other side of Toronto, without the drive

Our only office is at 3319 Sheppard Ave E, Suite 103, Toronto. For Mississauga clients, we have set things up so the trip is rarely needed.

You start with a free 15-minute discovery call, by phone at a time you choose. If you are buying, selling or refinancing, the online quote takes about two minutes and shows the legal fee for your price before you retain us.

  • Real estate: documents arrive by email, we go through each one with you by video while you sign on paper, and you courier the originals back to us. A Mississauga closing can be completed without a visit.
  • Immigration: consultations are by phone, in English, Armenian or Arabic, and supporting documents are sent electronically.
  • Probate: the estate trustee sends us the will and asset details, and the application is filed with the Brampton court by email.
  • What does need a visit: signing a will or powers of attorney with two witnesses (or a home visit in Mississauga for $500 + HST where a medical or mobility reason makes coming in difficult), and notarized signatures or certified copies, because Ontario requires the notary to be physically present.

Mississauga at a glance

Peel Region, outside Toronto’s tax line

Mississauga is a city in Peel Region. That means one land transfer tax, a court in Brampton, and City rules on second units that buyers and estate trustees need to know.

Buying a home

Toronto’s municipal land transfer tax stops at the city limits, so a Mississauga purchase pays Ontario’s tax only: about $13,475 on an $850,000 home (as of 2026), roughly half the Toronto figure. The worked examples and first-time buyer refund are on our Mississauga real estate page.

Second units and more homes per lot

Under the City’s Second Units Registration By-law, every second unit must meet the Building Code, the Fire Code and zoning, and be registered. Mississauga also permits fourplexes as of right on detached, semi-detached and townhouse lots, depending on lot size, with a building permit. Whether a unit is registered matters when you buy, when you plan your will and when an estate sells the house.

Estates

Probate for a Mississauga resident goes to the Superior Court of Justice for Peel Region at the Brampton courthouse, 7755 Hurontario Street, and can be filed by email.
