Working with us
Come to Sheppard Ave E, or keep it remote
Our office is at 3319 Sheppard Ave E, Suite 103, Toronto, ON M1T 3K2. Get directions.

A matter can start without a visit. The discovery call is 15 minutes by phone: you pick a time and we call you. The online quote takes about two minutes and, for a purchase, sale or refinance, shows the legal fee for your price before you retain us.
- Real estate: documents can be reviewed with you by video while you sign on paper, with the originals couriered back to us. Or sign at the office, close to home.
- Wills and powers of attorney: usually signed at the office, with the witnesses there. A home or hospital visit in the GTA is $500 + HST where a medical or mobility reason makes coming in difficult.
- Notarized documents and certified copies: Ontario’s Notaries Act requires the notary to be physically present, so these are done in person with your original and photo ID.
- Affidavits and statutory declarations: usually sworn at the office. Ontario also allows commissioning by video in some cases, but only where the organization receiving the document will accept it, so check that first.
- Immigration: consultations are by phone, and you can meet us at the office if you prefer.

Scarborough at a glance
Part of the City of Toronto, with Toronto’s rules
Scarborough has been part of the City of Toronto since amalgamation in 1998. That decides your land transfer tax, some extra city taxes, what you can build on a lot and where an estate is filed.

Buying a home
A Scarborough purchase pays Ontario’s land transfer tax and the City’s municipal land transfer tax, which uses the same brackets up to $3,000,000: about $32,950 in total on a $1,000,000 home (as of 2026), before any first-time buyer rebate. The worked examples are on our Scarborough real estate page. Two Toronto-only taxes are worth knowing too: the City’s 10% municipal non-resident speculation tax for buyers who aren’t citizens or permanent residents (since January 1, 2025), and the Vacant Home Tax of 3% of assessed value (as of 2026) on a home left empty for six months or more in a year, with some exemptions.
More homes per lot
Toronto permits a garden suite in most residential zones and multiplexes of up to four units citywide, and in February 2025 Council allowed up to six units in Scarborough North (Ward 23). Zoning and the Building Code still decide what a particular lot can take.
Estates
Probate for a Scarborough resident goes to the Superior Court of Justice in Toronto, whose estates office is at 330 University Avenue; the application can be filed by email.
Testimonials
A Scarborough client
Rosalie did an exemplary job representing us as our real estate lawyer. Her attention to detail in matters left us at ease during the process. She built a great rapport of trust with us and was very thorough every step of the way in all the legal jargon we were not familiar with. She is an affective communicator and attentive. She made the process extremely smooth down to the signing on closing day. If you're looking for someone trustworthy and knowledgeable to represent you, look no further because Wannes Law Professional Corporation is where it's at!
