Oshawa at a glance

Durham’s courthouse city, with two campuses in its north end

Three things set Oshawa apart for the work we do: the court, the campuses and the price of a home compared with Toronto.

The courthouse

The Superior Court of Justice for all of Durham Region sits at the Oshawa courthouse, 150 Bond Street East. Probate for anyone who lived in Oshawa, Whitby, Ajax or Pickering is filed there, by email where possible. How probate works for an Oshawa estate

Durham College and Ontario Tech

Around the two campuses, the City’s Residential Rental Housing Licensing program requires rental properties to be licensed and inspected. It matters to anyone buying, inheriting or selling a rental there, whether as a landlord or as an estate trustee.

Buying a home

Oshawa has no municipal land transfer tax, so a purchase pays Ontario’s tax only, about $9,475 on a $650,000 home (as of 2026). Our Oshawa real estate page covers the first-time buyer refund and what changes for a tenanted property.

Working with us

How Oshawa clients work with a Toronto office

Our only office is at 3319 Sheppard Ave E, Suite 103, Toronto. Oshawa is a longer trip than most, so we keep visits to what the law requires.

No trip needed

  • A free 15-minute discovery call, at a time you choose
  • An online quote for a purchase, sale or refinance, with the legal fee shown before you retain us
  • Closing documents reviewed with you by video while you sign on paper, originals couriered back
  • Probate: the estate trustee sends documents by email and we file the application with the Oshawa court
  • Immigration advice by phone, in English, Armenian or Arabic

In person

  • Signing a will or powers of attorney, with two witnesses; if a medical or mobility reason makes the trip difficult, we can visit you in Oshawa for $500 + HST
  • Notarizing a signature or certifying a copy, since Ontario requires the notary to be physically present
  • Any meeting you would rather have face to face

Some affidavits and declarations can be commissioned by video, but only if the organization receiving them accepts it. Ask them first.

Questions

Oshawa questions

Do you have an office in Oshawa?

No. Our office is at 3319 Sheppard Ave E, Suite 103, Toronto. Oshawa clients can work with us by phone, email and video, signing on paper and couriering the originals back.

Do I have to go to the Oshawa courthouse for probate?

Usually not. Ontario accepts probate applications by email, and we prepare and file the application for the estate trustee. An uncontested application doesn’t normally need anyone to attend court.

I’m a student in Oshawa. Can you help with my permit and later with PR?

Yes. Consultations are by phone. We look at your study permit, whether your program leads to a post-graduation work permit, and your route to permanent residence. Immigration for Oshawa students and graduates

How are your fees set?

Purchase, sale and refinance fees come from the online quote, by price. Wills are flat-fee packages. Probate, immigration and business matters are quoted individually after a short call.

Can you act on an estate’s sale of an Oshawa house?

Yes. Once the estate trustee has authority to sell, we act on the sale too, so the probate and the closing are handled together.

Can we work with you in Armenian or Arabic?

Yes. We serve clients in English, Armenian and Arabic.
