Ajax at a glance
A Durham Region town with Toronto on its doorstep
Ajax is a town in Durham Region. Its homes, estates and court are governed by provincial and Durham rules, not Toronto’s.
Land transfer tax
There is no Ajax municipal land transfer tax; in Ontario only the City of Toronto charges one. An Ajax purchase pays Ontario’s tax alone, about $13,475 on an $850,000 home before any first-time buyer refund (as of 2026). Our Ajax real estate page has the worked examples and the refund rules.
More homes on one lot
The Town’s housing site explains that up to four homes are now allowed on one property, through basement apartments and garden suites. That is a planning permission, not proof that a particular unit was built with permits, so it matters when you buy, when you write a will and when an estate sells the house.
