Residential real estate

How purchase, sale and refinance fees are calculated

The legal fee is set by the price (or, for a refinance, the property value or new mortgage amount, whichever is higher). The instant quote shows it, with land transfer tax and government registration estimates, before you retain us.

The standard fee assumes

  • A residential single-family home on city services
  • Vacant on closing
  • One first mortgage and no other encumbrances or liens on title
  • The agreement and mortgage instructions reach us at least 5 business days before closing
  • Quote valid for 30 days

Priced separately

  • Mortgages from B-lenders: + $400 + HST
  • Investment and commercial properties, occupancy closings, additional mortgages or lines of credit, and bridge loans
  • Title transfers and commercial transactions: quoted individually
  • Disbursements: HST, land transfer tax, government registration and Teranet fees, condo status certificate, creditor letters
  • Title insurance: premium set by Stewart Title, quoted at closing

Matters priced to the work

Immigration applications, probate and estate administration, business incorporation and corporate work, notarization and commissioning, title transfers and commercial transactions vary too much for a single figure. Each is quoted after we understand the matter, through the quote form or a free 15-minute call. Government fees, such as immigration processing fees or estate administration tax, are separate.
